Above is referred to as the "BUYER" and below is referred to as the "BUYERS ADVOCATE".
Puglia Dream Immobiliare in the name of DISTANTE Francesco, registered under the REA number 146157 of the Brindisi Chamber of Commerce with office in Via L. Settembrini n.10 in Ostuni (BR) - Italy.
The Buyer appoints the Buyers Advocate to find a Property on the Buyer’s behalf with the following criteria:
Terms of Service
1. The Buyers Advocate will:

actively look for a property on Buyer’s behalf through other estate agents, private sellers and off market properties;

make first contact with the agents or private sellers for an initial assessment of the property availability;
-
pre-view properties on the Buyer’s behalf and discuss with the Buyer in advance any upcoming considerations;
-
viewing feedback and decide with the Buyer if it’s worth further documental investigation;
-
create a shortlist of properties for the Buyer to view;
-
accompany the Buyer during the viewings of the shortlisted properties;
-
conduct due diligence on the chosen property;
-
organize a survey of the chosen property, if needed;
-
advise the Buyer on how to formulate the offer based on the survey;
-
once the offer has been accepted organize all formalities till the Notary;
-
before the Notarial deed the Buyers Advocate will go with the Buyer to the property for a quick inspection;
-
accompany the Buyer at the Notary for the final signing.
2. Duration of the agreement
This agreement shall commence on date of the engagement fee payment and shall remain in effect for 6 months and not thereafter.
3. Buyers Advocate compensation
The Buyer agrees to pay:

A non-refundable engagement fee of €1.000 payable on execution of this agreement, which enables the Buyers Advocate to begin the process of finding the property;

A commission of 4% of the purchase price to be paid at the signing of the Notarial deed. This commission will still be due if the Buyer acquires a property within one year, from the signing of this agreement, for which the Buyers Advocate has provided information.
4. Purchasing costs and fees
Notary fees, surveyor fees, solicitor fees, taxes and other statutory charges are not included in this agreement. The Buyers Advocate will advise the Buyer on these fees/costs accordingly and will wait for the Buyers consent before any appointment of funds.
5. Third party counsel
Whilst the Buyers Advocate will take every care that all advice given in relation to any property is accurate, such advice is an educated opinion for which he cannot accept any legal liability. The Buyer must satisfy him/herself as to the correctness and accuracy of any details provided by the Buyers Advocate. The Buyers Advocate will not accept any liability for the views of, or contents of any report prepared by any third party in relation to any property.
